I don't have any evidence, but I would pay $175-$250 (vg+ to mint) range if I didn't have a copy. Probably the lower end of the range. It seems quite scarce but as far as I know it is not in particularly high demand.
Just as a general comment on pricing, it's all over the place since the advent of Facebook sales. An item such as the House Of Lords could easily go un-noticed on eBay for $50, but over-hyped on a Facebook suckers site, it could go for $350. It's nuts.
I say consult The Oracle, for prices based on real-world factors. Namely Rarity, Song quality, Legend factor and condition. Let me do it for you right now...

Rarity according to me = 6 (out of 10)
Legend according to common sense, since it's rarely mentioned by anyone, but generally in positive terms , and was only comped on a very obscure (but excellent song selection) LP = 5 (out of 10)
